چکیده:
یکی از محورهای مهم مدیریت شهری جدید، بهویژه در کلانشهرها ساماندهی و مدیریت محلات حاشیهای یا به تعبیری اسکانهای غیررسمی است. مجموعههایی که به لحاظ کیفیت پایین زندگی، چالشی اساسی برای کلانشهرها بهشمار میآید. این مناطق توان بالائی برای انواع آسیبها و مسائل اجتماعی دارد و در صورت بیتوجهی میتواند تمام هستی شهری را تهدید کند. این پژوهش از نوع مطالعات توصیفی ـ تحلیلی است که با استفاده از شیوه و ابزار پیمایش و پرسشنامه اجرا شده است. جامعه آماری پژوهش ساکنین بالای 20 سال محله گلشن (خاک سفید) منطقه 4 شهری تهران است. حجم نمونه با استفاده از روش آماری کوکران محاسبه و تعداد 220 نفر تعیین و به روش نمونهگیری تصادفی طبقهای انجام شده است. پرسشنامههای تهیه تکمیلشده بوسیله نرمافزار spss تجزیه و تحلیل شد. نتایج میدهد عملکرد مدیریت شهری بر شاخصهای چگونگی ارتباط شهروندان با مدیران شهری، کیفیت خدمات شهری و زیرساختها، کیفیت حمل و نقل، میزان رضایت از بعد اقتصادی و اجتماعی به غیر از چند گویه که در تجزیه و تحلیل به آن اشاره شده روند افزایشی داشته است. بیشترین درصد رضایت مربوط به کیفیت آب آشامیدنی و کمترین میزان رضایت مربوط به فضای پارک خودروی شخصی است.
An important approach in new urban management, especially in metropolises, concerns the organization and management of suburban areas, or informal settlements. They are complex residential areas that bring about major challenge for metropolises in terms of low quality of life. They contain high potentials for all types of harms and social problems, and if neglected, they can threaten the entire identity of a city. This is a descriptive-analytical research following survey method and uses questionnaires for data collection. The statistical population of this study covers residents over 20 in Gulshan neighborhood in district 4, Tehran. The sample size was calculated by stratified random sampling through Cochran’s statistical method including 220 people. Questionnaires were filled out by the experts and the data were analyzed by SPSS software. The results revealed that, except for a few items that are analyzed, urban management affected the increase of indicators of citizens’ relationship to urban managers, the quality of urban services and infrastructures, the quality of transportation, and economic and social satisfaction. The highest percentage of satisfaction related to the quality of drinking water, and the lowest level of satisfaction related to the parking space for private cars.
