چکیده:
The real estate registration system, as one of the main pillars for guaranteeing the security of property rights and facilitating real estate transactions, plays an important role in the economic development of countries. This research was conducted with the aim of analyzing the registration law framework in Iranian laws and examining its impact on the economic efficiency of the land market. In this study, by utilizing economic law theories, game theory, and Posner's criteria, the behavior of the actors in the registration system and existing challenges have been analyzed. Additionally, using comparative studies of real estate registration systems at an international level, the strengths and weaknesses of Iran's registration system have been identified, and legal and institutional solutions for its improvement have been proposed. The results of the research show that legal reforms, facilitating registration processes, using modern technologies, and enhancing coordination between relevant institutions are among the important requirements for increasing the security of property rights and the efficiency of the real estate registration system in Iran.

On the other hand, in the comparative study of real estate registration systems in different countries, it can be found that the use of modern information technologies, the reduction of complex administrative steps, and increasing legal education for land market actors are among the important factors in improving the functions of the registration system (Zevenbergen, 2002; Tabatabaei Hesari, 2011 ).
Given the importance of the real estate registration system in guaranteeing property rights and enhancing land market efficiency, it is essential to accurately identify the factors affecting the functioning of this system, analyze the behavior of actors, and examine how laws and regulations can be adapted to the contemporary needs of the real estate market.
Based on this theory, real estate registration laws should be designed in a way that guarantees the security of property rights and increases land market efficiency by reducing transaction costs (Posner, 2010; Barzel, 2003).
This research intends to examine, through a comprehensive approach, the legal and economic position of the real estate registration system in Iranian laws and analyze its role in guaranteeing ownership security and land market efficiency.
