Incubators in developed and developing countries are important tools for the development of entrepreneurship and technological innovation, especially at the level of small and medium-sized enterprises. One of the outputs of incubators is the creation of job opportunities. If a university engages in entrepreneurial activities, it is recognized as a source of technology development. Today, with technological progress, universities have changed their nature. In these universities, education, research, and technology go hand in hand. Industrial spin-off companies that are connected to an entrepreneurial university also benefit from its technological advantages; therefore, the scientific and industrial processes of universities are completed, and the creation of these companies emerges from academic research. Thus, this research aimed to provide a model for identifying the influential components in university incubator outputs and their role in creating university spin-off companies. The research method was qualitative and quantitative. 13 people participated in the qualitative section (interviews) and 170 people participated in the quantitative section as samples in this study. The findings in the qualitative section indicated that 13 components were identified in the output dimension for the creation of university spin-off companies. In the quantitative section of the research, the findings showed that in the output dimension, the component of participation with the local community with a factor loading of (92/0) had the highest impact, and the component of aligning university education with labor market needs with a factor loading of (42/0) had the lowest impact in explaining the output dimension present in university incubators in creating university spin-off companies.
