The importance of the neighborhood unit in neighborhood constructions lies in giving importance to the family and meeting its needs. One of the new approaches in urban planning is the emergence of the concept of quality of life and involving social indicators in urban development goals, meaning achieving an optimal condition in cities. Therefore, this issue has made attention to lower levels and having a bottom-up perspective more evident than ever for the sustainable resolution of urban issues. The asset-based approach is based on identifying local assets, decentralizing responsibilities, capacity building for development, and collective participation of residents. In this research, in order to examine the relationship between utilizing all capacities of neighborhood units, both physical and social, and achieving the indicators of sustainable neighborhood units (economic, social, governance, environmental), a questionnaire derived from domestic and foreign experiences and library studies was designed and provided to 150 households living in 3 neighborhood units of Narmak. To test the hypotheses regarding the existence of a correlation between the sustainability indicators of the neighborhood unit and social and physical assets, multivariate regression correlation tests were used, and the results showed that there is a significant relationship between all indicators of the sustainable neighborhood unit and the utilization of all capacities of the neighborhood units, both physical and social.
