چکیده:
در دهه های اخیر با ظهور انگاره های جدید، رشد و توسعه شهری به صورت هوشمند مطرح شده است و توسعه درون زا جزئی از آن به شمار می آید. بویژه با گسترش مفهوم توسعه پایدار شهری که در آن بهره گیری مؤثر و پایدار از ظرفیت های توسعه ای رها شده در درون مناطق شهری را توصیه می کند اهمیت ویژه و بخصوصی پیدا کرده است. هدف از این تحقیق استفاده از رویکرد توسعه میان افزا به منظور توسعه آتی محله شریعتی (شهناز سابق) در شهر تبریز و به دست آوردن پتانسیل های توسعه می باشد که از چندین شاخص از جمله نرخ فضای باز، کیفیت ابنیه، دسترسی و نفوذناپذیری، فشردگی و ریزدانگی و ... استفاده شده است. محدوده مورد مطالعه در این پژوهش شهر محله شهناز تبریز می باشد. هدف تحقیق کاربردی و روش تحقیق آن، تحلیلی – توصیفی می باشد. نتایج نشان می دهد که 34.04 درصد از مساحت محله دارای پتانسیل خیلی زیاد و 37.42 درصد پتانسیل زیاد،23.37 درصد پتانسیل متوسط، 5.7 درصد دارای پتانسیل کم می باشد. با توجه به نتایج به دست آمده می توان گفت محله مورد مطالعه که از محلات فرسوده کلانشهر تبریز به شمار می رود، نیاز مبرم به برنامه ریزی به منظور توسعه میان افزا دارد. در نتیجه استفاده از الگوی رشد هوشمند و ظرفیت های درونی خود محله می تواند به توسعه و پایداری محله کمک شایانی کرده باشد. با در نظر گرفتن دو گروه توسعه پذیری خیلی زیاد و زیاد می توان گفت که بیش از نیمی از مساحت کل محدوده مورد مطالعه مستعد توسعه از درون می باشد که این امر الزامی برای تدوین برنامه ریزی مناسب بر اساس اصول رشد هوشمند می باشد.

Particularly with the expansion of the concept of sustainable urban development, the effective and sustainable use of abandoned development capacities within urban areas has become of particular importance. The purpose of this research is to use the infill Development approach to further develop the Shariati neighborhood (former Shahnaz) in Tabriz city. Several indicators have been used to obtain development potentials, including: Outdoor rate, Building quality, Accessibility, impermeability, compactness and microleakage. The study area is Shahnaz neighborhood. The purpose of applied research and its research method is descriptive-analytical. The results show that the neighborhood has the potential for Infill Development: 34.04% at very high level, 37.42% at relatively high level, 23.37% at moderate level, 5.7% at low level. Based on the results, it can be said that the study area is in dire need of planning with an Infill Development approach. As a result, using the smart growth model and the inner capacities of the neighborhood itself can contribute to the development and sustainability of the neighborhood.
