چکیده:
در واکنش به مشکلات اقتصادی و کمبودهای رفاهی، طی سال های اخیر، بسیاری از مناطق روستایی مجاور شهرها از مزیتهای گسترش خانه های دوم برای بالابردن درآمد و گذران امور زندگی استفاده کردهاند. گرچه خانههای دوم فرصتهای جدیدی را یرای کمک به ساکنان محلی به وجود آورده، اما به استناد سوابق مطالعاتی حضور افراد شهرنشین در روستا زمینهساز بروز بسیاری از اختلافات و درگیریها نیز شده است: چرا که ساکنان محلی به دنبال آینده و توسعه روستا، و در مقابل مالکان خانههای دوم در مسیر گذشته و حفظ روستا قرار دارند. البته باید گفت، بازارهای بومی خانه های دوم- یعنی روستاهای مجاور شهرهای میانی و کوچک- چنین تضادهایی را کمتر تجربه کردهاند؛ شاخصهای که در تفرجگاههای ییلاقی پیرامون شهر سبزوار به وضوح دیده می-شود. سوال کلیدی پژوهش این است که: اساسا چگونه ساکنان محلی و مالکان خانههای دوم با یکدیگر به اشتراک منافع می رسند؟ پژوهش حاضر به روش مطالعه موردی و تحلیل(محتوای) داده های کیفی انجام گرفته که از طریق مصاحبههای نیمه ساختیافته و عمیق از 40 نفر از ساکنان محلی گردآوری و استخراج شده است. نتایج نشان میدهد که هر یک از طرفین محتوای نیمبی(توسعه و حفظ روستا) خود را به اشتراک گذاشته و ترجیحات سکونتیشان به موازات همدیگر است. ابعاد همبستگی این دو شامل بهبود کیفیت محیط سکونتگاهی، برگرداندن چهره گذشته روستا و زنده نگهداشتن ارزشهای محلی میشود. گرچه هجمههای سنگینی علیه خانههای دوم وجود دارد، هنوز هم در برخی از مناطق ظرفیتهای لازم برای گسترش خانه های دوم بدون چالش و عاری از هرگونه آسیب فراهم است. لذا، شناسایی جنبههای متمایز جغرافیایی، فرهنگی و اجتماعی گسترش خانههای دوم در سیاستگذاری های توسعهای ضروری است.
In response to economic problems and shortcomings of welfare, in recent years, many rural areas surrounding the cities from the advantages second homes development for revenue raising and spending of life have used. The correlation of these include improving the environmental quality of settlements, the return of the face value of the local village and keep it alive.
